Ats Destinaire Construction Quality Review — Complete Guide 2026
Judging ATS Destinaire construction quality before possession means reading evidence, not brochures. Check the UP RERA quarterly progress filings with photographs, visit site on a weekday morning to see actual labour deployment, and inspect ATS Infrastructure's completed projects in Noida — delivered buildings tell you more than a sample flat ever will.
Construction quality is the hardest thing to assess in an under-construction project and the most expensive to get wrong. Since ATS Destinaire construction quality cannot yet be judged from a finished flat, you have to triangulate from three sources that are available today.
- Reviewed the last two UP RERA quarterly progress filings, including the mandatory photographs.
- Visited the site on a weekday to observe labour deployment, material storage and curing practice.
- Inspected ATS Infrastructure projects in Noida that have been occupied five or more years.
- Spoke to residents in those completed projects about defects that emerged after handover.
Source One — The Developer's Delivered Buildings
This is the most reliable evidence and the most overlooked. ATS Infrastructure has completed projects in Noida and Greater Noida. Visit one that has been occupied for five or more years, not a recent handover. Five-year-old buildings reveal what a sample flat cannot: how the external facade has weathered, whether common-area finishes have held, whether lifts still run smoothly, and whether residents report seepage.
Walk in, speak to two residents in the lobby, and ask them directly what has gone wrong. That conversation is worth more than any specification sheet.
Source Two — RERA Quarterly Filings
- Photographs are mandatory. Promoters upload construction status every quarter with images. Two consecutive filings show you the real rate of progress.
- Compare against the declared timeline. A gap between claimed and photographed progress is the earliest warning you will get.
- Check for filing gaps. A missed quarter tells you more than a filed one.
- Read the complaints tab. Orders passed against the promoter are public, and quality allegations appear there.
Source Three — The Site Itself
Visit on a Tuesday morning, not a Sunday. You want to see labour deployment and material handling, not a sales gallery. Look at how cement and steel are stored — material lying uncovered in the open is a reasonable proxy for site discipline. Check whether curing is being done properly on recently cast slabs. Note whether the site is orderly or chaotic.
If a structure is up, look at the shuttering finish on exposed concrete. Honeycombing and uneven surfaces indicate rushed work. None of this requires an engineering degree — it requires showing up on a working day.
What the Specification Should Tell You
| Element | What to Ask |
|---|---|
| Structure | RCC framed, earthquake-resistant design per applicable code |
| Walls | Block work type, plaster thickness, external weatherproofing |
| Flooring | Vitrified or imported marble; ask brand and size |
| Windows | UPVC or aluminium; double glazing meaningfully affects noise and heat |
| Waterproofing | Bathrooms, balconies and terrace — the most common failure point |
| Electricals | Wiring brand, load per flat, backup allocation |
Get the specification annexed to the builder-buyer agreement. A specification that exists only in a brochure is not enforceable.
Your Protection After Possession
RERA provides a five-year defect liability period from the date of possession. Workmanship defects — seepage, cracking, plumbing or electrical failure — must be rectified by the promoter at no cost. Note the possession date, document any defect in writing as soon as it appears, and keep photographs. Most buyers never invoke this cover simply because they did not document things at the time.
We will tell you what we have observed at site and what the last two quarterly filings show, including if the picture is not encouraging. WhatsApp +91 87500 01115.
