Real Estate Consultant in Noida — For People Buying With Their Head
A dealer closes a deal. A consultant tells you when not to. If you are buying to invest rather than to live, the maths below matters more than the brochure.
A consultant's value is the deal they talk you out of. If every property you are shown is 'a great investment', you are talking to a salesperson, not a consultant.
The only investment number that matters first
Before anything else, work out gross rental yield: annual rent divided by the all-in purchase price, as a percentage. Then subtract society maintenance, expected vacancy and any property tax to get net yield. Do this on paper before you see a single flat.
Most Noida and Greater Noida West residential purchases are not bought for yield — they are bought for capital appreciation, with rent covering part of the holding cost. That is a legitimate strategy, but it should be a decision, not an accident. If nobody has shown you the yield number, ask for it.
All-in cost is not the sticker price
- Stamp duty and registration — a meaningful percentage on top of the flat price in Uttar Pradesh, payable at registry.
- GST — applies to under-construction purchases, not to a completed resale flat with OC.
- Brokerage — a percentage of deal value on a sale.
- Transfer charges — on a resale, the builder or society may levy these. Ask who pays.
- Interiors — a bare-shell flat is not a rentable flat. Budget it in from day one.
People routinely underestimate the gap between the quoted price and the cheque they actually write. Build the full number before you decide what you can afford.
Resale versus fresh booking
Resale gives you a finished flat, rent starting immediately, and no construction risk — but you pay the full amount up front and you inherit whatever the last owner did to the place. Fresh booking gives you a payment plan and first ownership — but you wait, and the possession date on a brochure is an intention, not a contract.
Which is right depends on one question: do you need the rent to start now, or can the money sit? Anyone who answers that question without asking you about your cash flow is guessing.
Documents to check before you pay a rupee
- RERA registration certificate for the project — verify the number at up-rera.in yourself.
- Occupancy Certificate for a ready flat. No OC means you cannot legally occupy it, whatever anyone says.
- Sanctioned plan — make sure the flat you are buying is the flat that was approved.
- Chain of title — on a resale, every transfer from the builder to today.
- NOC from the society and the builder for the transfer, and a no-dues certificate for maintenance.
If you are an NRI
Three things work differently. You will usually operate through a Power of Attorney if you cannot be present at registry; funds move through your NRE or NRO account and the route you use affects repatriation later; and TDS on the purchase is deducted at a different rate than it is for a resident buyer. Get these settled with your CA before you shortlist, not after you have paid a token.
