Property Dealer in Noida — How to Pick One Who Won't Cost You Money

Most people pick a dealer from whoever answers the phone first. That is how a ₹2 lakh mistake starts. Here is the checklist we would use ourselves.

The one-line answer

A property dealer in Noida must be registered with UP-RERA and must quote that registration number on every advertisement. If a dealer cannot show you their UPRERAAGT number, walk away — no matter how good the deal sounds.

What a property dealer actually does for you

A dealer's real job is not showing you flats. Anyone can do that. The job is knowing which tower has a leak history, which floor the society's own residents avoid, which owner is genuinely ready to sell and which one is just testing the market. That knowledge does not come from a portal listing. It comes from walking the society.

In Noida and Greater Noida West the same flat can trade at two very different numbers in the same month, depending on whether the owner is relocating, settling a loan, or simply bored. A dealer who visits the site knows which is which. One who works from a laptop does not.

The 5 questions to ask before you pay anything

  1. What is your UP-RERA agent number? Under Section 9 of the RERA Act, an agent must quote their own registration number and the project's registration number on every advertising, marketing and selling document. Penalty for default is ₹10,000 per day. Ask for the number, then verify it yourself at up-rera.in.
  2. Have you personally visited this flat? Not the society — the flat. If the answer is vague, the photos are probably the builder's.
  3. What is your brokerage and when is it due? It should be a clear number, payable only after the agreement is signed. Never pay an advance to see a property.
  4. Who else has this listing? If four dealers have the same flat, the owner is not serious or the price is wrong.
  5. What is wrong with this property? A dealer who says 'nothing' is either lying or has not looked. Every property has something.

Brokerage in Noida — what is normal

For rentals, one month's rent is the standard brokerage in Noida and Greater Noida West, usually shared between the owner's side and the tenant's side depending on who brought whom. For a sale, brokerage is typically charged as a percentage of the deal value and is negotiable on larger transactions.

Two rules that save people money. First, brokerage is payable after the agreement is executed — not before a site visit, not as a 'token', not as a 'file charge'. Second, get the number in writing over WhatsApp before the first visit. A verbal figure has a habit of growing.

Red flags

  • No RERA agent number, or a number they will not let you verify.
  • Pressure to pay a token the same day — 'two other parties are coming in the evening'.
  • Photos that are clearly the builder's brochure, not the actual flat.
  • Refusal to share the owner's name or the exact tower and floor before payment.
  • A price that is well below everything else in the society. There is always a reason, and it is never a good one.

Where we work

We work across Noida and Greater Noida West, with most of our inventory in a handful of societies we know unit by unit: Godrej Woods (Sector 43), Gardenia Glory (Sector 46), Ace Starlit (Sector 152), Godrej Palm Retreat (Sector 150), ATS Destinaire and ATS Rhapsody (Sector 1, Greater Noida West), Ace Divino, CRC Sublimis (Noida Extension) and CRC Joyous (Techzone 4).

We would rather know ten societies properly than list a hundred we have never entered.

Frequently asked questions

Are property dealers in Noida required to be RERA registered?

Yes. Under the RERA Act an agent must be registered and must quote their registration number on all advertising, marketing and selling documents, along with the project's registration number. You can verify any number at up-rera.in.

What is the standard brokerage for a property dealer in Noida?

For rentals, one month's rent is standard. For sales it is a percentage of the deal value and is negotiable on higher-value transactions. Brokerage is payable after the agreement is signed, never in advance.

Should I pay a dealer before a site visit?

No. There is no legitimate reason to pay anything before you have seen the property and agreed terms. Advance 'token', 'file' or 'visit' charges are a warning sign.

How do I check if a property dealer is genuine?

Ask for the UP-RERA agent registration number and verify it at up-rera.in. Then ask whether they have personally visited the specific flat, and what is wrong with it. Honest answers to those two questions tell you most of what you need.

Do you charge for a site visit?

No. Site visits are free. You pay only if a deal closes.
