Most Ace Starlit reviews online are written by people who have never been to Sector 152. We have. So here is the version we would give a friend — what genuinely works, what genuinely does not, and who should walk away.
What Ace Starlit Gets Right
- Density — the real headline. Roughly 492 units across five towers on about 6.79 acres. Do the arithmetic against a typical Greater Noida West project pushing 1,500 units on ten acres and you understand the difference immediately: shorter lift queues, less parking chaos, quieter corridors, and amenities you can actually use on a Sunday.
- Unit sizes that make sense. A 1,350 sq ft 2 BHK and a 1,775 sq ft 3 BHK are generous. Rooms fit real furniture. Balconies are deep enough to sit on. After a decade of NCR builders shrinking rooms while raising prices, this is refreshing.
- Metro and Expressway access. Sector 148 station on the Aqua Line is roughly two minutes away and the Expressway entry is effectively at the doorstep. For anyone commuting to Central Noida, Greater Noida or towards Jewar, this is as good as connectivity gets on this corridor.

- The sector itself. Sector 152 is planned, green and next to the Sports City belt with a proposed 18-hole golf development. It is the kind of address that gets better over ten years rather than more crowded.


The Honest Negatives
- The entry ticket is high. Indicatively ₹1.80 Cr* for a 2 BHK and ₹2.55 Cr* for a 3 BHK. That is Central-Noida money for an Expressway address. You are paying for low density and unit size, and that is a legitimate thing to pay for — but it is not a value buy and nobody should sell it to you as one.
- The neighbourhood is still maturing. Sector 152 is planned and green, which is another way of saying it is not dense yet. Daily-needs retail, local markets and the small conveniences of an established sector are thinner here than in Sector 46 or Sector 62. That improves year on year, but you are buying into a five-year story.
- Phase-wise handover. Possession has been running in phases. Which tower you buy in determines when you move in and which amenities are live on day one. Get the handover status of your specific tower in writing — not the project-level statement.
- Price data is inconsistent online. Published rates for Ace Starlit vary widely between sources — we have seen everything from a per-square-foot figure that implies well under ₹1.5 Cr for a 2 BHK to headline prices above ₹2.3 Cr. Some of that is stale data, some is builder-versus-resale confusion. Do not plan a budget off a portal listing; get a live quote.
- Resale liquidity is thinner than in mass-market projects. Low density cuts both ways — fewer units means fewer comparable transactions, so exiting takes longer and price discovery is harder. For a long-term end-user this is irrelevant. For a two-year flipper it matters a lot.
Who Should Buy Ace Starlit
Good fit: end-user families who want space and quiet, professionals commuting via the Aqua Line or the Expressway, and long-horizon investors who believe in the Sector 150–152 corridor and the Jewar airport story. Also a genuinely good fit for anyone downsizing from a house who cannot stomach a cramped apartment.
